  • RVPark Plan to transform to Airbnb Village

    I am looking at buying a RVPark- that is currently cashflowing at a 7.5cap – I am looking at changing the model a bit and infusing capital plan to add capsule airbnbs and boat storage (20) frames are already built. The Property is 10 acres – less than 2 miles from a lake that has over 6 million visitors a year. It is located 30 minutes from 2 of the largest casinos and also 3 state parks. I am wondering if someone could finance on projected dscr. Any help would be great. I will post some designs of the homes and some of the land later today.

    I own a 43 feet RV and what you are talking about is right up my alley. Many people give up their permanent homes and buy an RV to travel the country. If there are RV parks that is a permanent spot with all the amenities, I know it will be a hit. Waterfront RV parks is the Golden ultimate spot. Make the RV spot like a permanent home platform and you will get a waiting list going. Nice landscape, amenities like a 7-eleven or convenient store, common area laundry mat and clubhouse, auto parts store or RV mechanic shop, and other amenities where it makes the place like home. Like an HOA system.

    Where is this place at? Great idea. Most RV parks or mobile home parks look like dumps. If you can spruce it up and add some class like nice landscape and amenities, I think it will be a hit. First impression sells. Make it feel and look like home.

        Gus in one of parks I pulled out 38 homes – cut 78 trees – and dropped 1 mile of gravel but it is now a gorgeous…. Here were Different strategies below- cash for keys, clean up day, scrappers and light it up.

    @RPE Johnny, my two cents is if you can, get the RV park and mobile parks under owner financing for 12-36 months. That way you will get a head start to get the cap rate and profitbility at a maximum and go in for an end financing. I am sure many people selling the RV, mobile home, or camp sites often will love to sell you the property and business under contract seller financing.

      Gus- I must be reading from your playbook. So I try to get all of my deals to be owner financed first. And infill and value add and force the appreciation..but I am getting some buyers now that don’t want to owner finance.. or I guess the interest rates hurt the negotiations … also when I get into more hospitality rentals it does take more working capital. But your 2 cents are very spot on….

    I think an RV park and an AirBnB’d park would be a brilliant idea and depending upon the landscape, it would be in demand.

    I think this is a phenomenal idea. If it is waterfront in front of a large lake, you can do boat and jet ski rental and make it a nice resort.

    Actually traffic isn’t bad…. If you mean the amenities for the area – the area is quaint….. and it’s growing – if you mean the park in the future – boat and atv storage, Fire rings, ax throwing, fishing guides, putt courses and dinner on the lake…. I would assume this special place will change fast…

      Gus- Funny you should mention that they have one of the best golf courses in the state within 10 miles. Also they are planning on building water parks and boardwalk in the same area. Close enough but a little a way from the congestion. I hope we keep our starry night for a while longer. What really makes this place special is the access for the get away for people from large companies -1 example is just 40 miles away you have a new 30 billion dollar fab plant being built. Yes- huge slice of heaven and the other benefit is I don’t think I need to worry about water because we are on one the largest reservoirs in the states.
